The office space is part of the Sattva Horizon development and the lease will last for 10 years. The deal started in October 2024 and does not include a security deposit. The rent will go up by 15 percent every three years, which is common in long-term leases.
Key Details:
- Total Space: Around 1 million square feet
- Usable Area (Carpet Area): About 7.14 lakh square feet

Why This Location?
Kattigenahalli, located in North Bengaluru, is fast becoming a preferred area for IT companies. It offers good roads, easy access to the airport, and modern office buildings. Amazon is likely to use this space for its tech teams, customer support, and business operations.
Bengaluru Still a Top Choice
This is not Amazon’s first big office lease in the city. Last year, the company had leased another large space in Bengaluru, showing it sees long-term value in expanding here. Bengaluru remains a favorite for global tech companies due to its talent pool and infrastructure.
What This Means
This deal is a big win for Bengaluru’s real estate market. It also proves that large companies are confident about India’s growth and are ready to invest in bigger spaces to support their teams.
