Prestige Group to Build 15-Kilometre Private Flyover in Bellandur, Bengaluru

Bengaluru, July 6, 2025 – In a landmark move set to transform traffic movement in Bengaluru’s eastern corridor, Prestige Group has received approval from the Bruhat Bengaluru Mahanagara Palike (BBMP) to construct a 15-kilometre private flyover. This elevated road will connect key stretches of Bellandur and Kariyammana Agrahara, aiming to improve connectivity to Prestige’s tech park and ease congestion in one of the city’s busiest IT zones.

Private Flyover Project by Prestige Group

The flyover will be built entirely by Prestige Group at its own cost, without financial support from the government. The alignment primarily follows the existing stormwater drain corridor and public roads near Bellandur Agrahara, a move expected to reduce the need for land acquisition.

This development is part of a broader infrastructure plan where real estate developers in Bengaluru are stepping in to create road networks that support large-scale commercial and residential developments.

Strategic Location: Bellandur Tech Belt

Bellandur is one of the most traffic-prone areas in Bengaluru due to the concentration of IT parks, tech campuses, and residential hubs. The new flyover is expected to offer direct elevated access to employees commuting to the Prestige Tech Park and surrounding business zones.

The 15-km corridor will also improve east-west connectivity across the Outer Ring Road (ORR) and link several arterial roads. Prestige will also undertake the widening of Kariyammana Agrahara Road, further boosting road capacity and easing bottlenecks.

Public-Private Infrastructure Model

While the flyover is a private initiative, it will be constructed on public land and made accessible to the general public. This sets a precedent for public-private partnership (PPP) models in urban infrastructure. As Bengaluru’s traffic woes grow, such collaborations are being seen as viable solutions to fast-track infrastructure delivery.

Benefits of the Bellandur Flyover Project

  • Reduced Traffic Congestion: A major decongestion measure for the tech corridor and residential zones.
  • Faster Commute Times: For office-goers traveling to and from Prestige Tech Park.
  • No Cost to BBMP: Fully funded by Prestige Group, minimizing the burden on civic resources.
  • Wider Road Network: Includes planned widening of local roads to accommodate increasing traffic.

Environmental and Planning Considerations

The flyover’s alignment along a stormwater drain raises environmental considerations. However, the choice of location also limits land disturbance and allows for faster construction. Coordination with city planners will be key to ensuring smooth integration with the rest of the city’s infrastructure, including the Bangalore Metro and BMTC services.

Why This Matters for Real Estate in Bengaluru

The project highlights a new trend where real estate developers in Bengaluru are taking a proactive role in infrastructure creation. As new residential and commercial projects emerge, the focus is shifting to providing direct, high-quality road access—especially in tech corridors like Bellandur, Sarjapur Road, and Whitefield.

For homebuyers and investors, this move enhances the value of nearby properties, particularly in areas like Bellandur Agrahara, which stands to benefit from improved accessibility and lower travel times.

Conclusion: A Game-Changer for Bellandur

The 15-kilometre flyover by Prestige Group is set to become a landmark infrastructure development in Bengaluru, offering a long-term solution to traffic congestion in the Bellandur corridor. With its strategic alignment, public accessibility, and zero cost to the city, the flyover represents a successful blueprint for private-led infrastructure projects in India’s urban landscape.
