Between 2022 and 2024, India’s real estate developers acquired approximately 5,885 acres of land, investing around ₹90,000 crore, to meet the growing demand for housing and commercial projects.

In 2024 alone, developers purchased 2,335 acres for ₹39,742 crore, marking a significant increase from previous years.

The majority of these acquisitions, about 81%, are earmarked for residential developments, translating to a potential 194 million square feet of new housing. Tier I cities—Bengaluru, Chennai, Delhi-NCR, Hyderabad, Kolkata, Mumbai Metropolitan Region (MMR), and Pune—dominated these transactions, accounting for 72% of the land purchased. Notably, MMR led with 407 acres acquired across 19 deals, a 41% increase from the previous year.

Tier II and III cities also saw increased activity, comprising 28% of the land acquisitions (approximately 662 acres). Cities like Nagpur, Varanasi, Indore, Vrindavan, and Ludhiana emerged as new hotspots, indicating developers’ recognition of these markets’ potential.

The data reflects outright purchases by developers and excludes joint development agreements. This trend underscores the robust growth and diversification in India’s real estate sector, with developers expanding their portfolios to meet rising demand across various regions.
