Mittal Builders and The House of Abhinandan Lodha (HoABL) have announced a major joint venture to co-develop an integrated township in Naigaon, located within the Mumbai Metropolitan Region (MMR). The project, planned across 11 acres, will see a proposed investment of ₹2,000 crore and aims to transform the locality with modern infrastructure and housing.
The proposed township will encompass a total development area of approximately 3 million square feet. It is expected to feature over 4,600 residential units and vibrant high-street retail spaces. Designed to evolve into a self-sustained urban ecosystem, the development will be executed in multiple phases over the next five years. The official project launch is targeted for the second quarter of the financial year 2025–26, i.e., between July and September 2025.
Rahul Mittal, promoter at Mittal Builders, emphasized that Naigaon is rapidly emerging as a growth hub in the Mumbai region, thanks to improving connectivity and infrastructure. The project is expected to benefit significantly from upcoming infrastructure developments such as Metro Line 13 (linking Mira-Bhayandar to Virar), the Vasai–Virar–Panvel rail corridor, and enhanced connectivity to the Mumbai–Delhi Expressway.

Mittal Builders, established in 1952, holds a substantial land bank in Naigaon, totaling nearly 70 acres with a cumulative development potential of 6.5 million square feet. The company has a broader pan-India portfolio of about 50 million square feet and a projected GDV (Gross Development Value) of ₹8,000 crore in Naigaon alone. Meanwhile, HoABL, founded in 2020, has already delivered around 15 million square feet and has another 30 million square feet under development. Known for its innovative approach to land investment and development, HoABL is now expanding rapidly into vertical housing, marking this township as its first major vertical housing foray in Mumbai.
The partnership between Mittal Builders and HoABL reflects a broader trend in the region’s real estate sector. Developers are increasingly targeting the extended suburbs of Mumbai to create large-format, integrated townships that cater to growing demand for affordable yet well-connected residential options. This township is expected to become a landmark development for Naigaon and a significant step forward for both companies.
