Prestige Group, one of India’s most prominent real estate developers, is strategically shifting its focus toward the mid-market residential segment, targeting homebuyers in the ₹2 to ₹3 crore price range. The company is responding to strong demand from salaried professionals, particularly in IT-driven cities like Bengaluru and Hyderabad.
According to Praveer Srivastava, Senior Vice President at Prestige Group, this shift is a deliberate move to align with changing market dynamics. The developer sees significant traction among salaried homebuyers who are seeking larger homes, better amenities, and premium community living—while still staying within a mid-market budget. Prestige believes the sweet spot for this demographic is between ₹2 crore and ₹3 crore, a segment it plans to serve through new launches in key urban micro-markets.
This reorientation comes after Prestige had previously concentrated more on ultra-luxury offerings, including projects like Prestige White Meadows and Prestige Raintree Park, which feature units priced upwards of ₹6.5 crore. Now, the group plans to launch a series of residential projects in areas such as Whitefield, Bannerghatta Road, and Kanakapura Road, with a total gross development value of over ₹2,000 crore in Bengaluru alone.
In addition to its mid-market strategy, Prestige is also re-entering the luxury villa segment. Upcoming high-end villa launches priced between ₹10 crore and ₹15 crore are planned in Bengaluru, Hyderabad, and Goa. These will include both stand-alone and gated community formats, catering to affluent buyers seeking exclusivity and privacy.
The group is also expanding its plotted development portfolio. Prestige Gardenia, a plotted layout in North Bengaluru featuring around 800 plots priced at approximately ₹1.5 crore each, has seen robust absorption. Encouraged by the response, the company is planning more plotted developments worth ₹1,500 crore in the region.
Prestige Group ended FY24 with ₹17,000 crore in sales and is targeting a significant jump to ₹50,000 crore by FY28–29. In the first quarter of FY26 alone, the company launched over ₹10,000 crore worth of projects and expects to hit a gross development value of ₹14,000 to ₹15,000 crore by the end of the quarter.
As part of its national expansion, Prestige also has its sights set on new markets such as Pune, Gurugram, and Noida. These will add to its already strong presence in Bengaluru, Hyderabad, Chennai, Goa, Mumbai, and Delhi-NCR.
Despite the mid-segment focus, the company insists it is not moving away from luxury. Prestige intends to continue delivering landmark, high-value developments in India’s most elite neighborhoods, thereby maintaining the brand’s luxury DNA while broadening its market coverage.
This dual strategy positions Prestige Group to serve both the growing demand for aspirational mid-segment homes and the steady appetite for premium real estate, reinforcing its leadership in the Indian housing market.
