Bengaluru – Real estate major Sattva Group has proposed a large-scale tech park development in Kadubeesanahalli, one of Bengaluru’s prime tech corridors. The proposed project is set to come up on CDP Road, spread across a site area of 18 acres and 2.5 guntas, reinforcing the company’s focus on expanding premium office infrastructure in East Bengaluru.
According to early project details, the development will consist of three commercial blocks, each structured as 4 basements + ground + 11 floors. The total built-up area (BUA) is estimated to exceed 4.5 million square feet, marking it as one of the more significant upcoming commercial ventures in the region.
Sattva has appointed Morphogenesis, one of India’s leading architecture firms, as the principal architect for the project. Known for their sustainable design expertise and large-scale institutional experience, Morphogenesis’ involvement signals the potential for a high-performance, future-ready campus tailored to tech tenants and multinational corporations.
The location—Kadubeesanahalli—is strategically nestled between the Outer Ring Road and IT hubs like Bellandur, Marathahalli, and Whitefield, making it a preferred choice for companies seeking office space in proximity to the city’s thriving technology ecosystem.
The proposed tech park is expected to further boost commercial real estate activity in the micromarket, which has seen consistent demand from IT and fintech firms. Industry experts anticipate that this development could attract leading occupiers looking for large floor plates, modern amenities, and connectivity to Bengaluru’s major transport routes.
