Global investors are set to deploy $144 billion in commercial real estate in 2026, highlighting India’s emergence as a key market. With strong demand for Grade A offices, rental housing, and strategic assets, India is attracting global capital and solidifying its real estate growth prospects.

Global institutional investors are expected to deploy around $144 billion in commercial real estate in 2026, signaling a strong rebound in global property investment activity. This surge reflects renewed investor confidence and places India’s real estate market increasingly in focus as a key destination for global capital.

The latest industry survey reveals that 87 % of institutional investors plan to increase direct commercial property investments next year, while 62 % expect to be net buyers, underscoring solid acquisition appetite worldwide. Core and core‑plus strategies are driving much of this capital flow, with approximately $37 billion targeted at core real estate assets.

Investors are now more disciplined and selective, focusing on high‑quality assets that offer stable income, strong occupier demand, and long-term growth prospects. Environment, Social, and Governance (ESG) compliance is also a key criterion for investment decisions.

India’s commercial real estate landscape is gaining importance as part of global portfolios, particularly in Grade‑A office spaces across major cities such as Mumbai, Bengaluru, Delhi‑NCR, Hyderabad, Pune, and Chennai. This aligns with robust leasing momentum driven by Global Capability Centres (GCCs), technology companies, and domestic corporates.

Office space has re-emerged as the top asset class globally, with nearly 69 % of investors planning allocations in 2026. Beyond offices, living sectors such as rental housing and student accommodation are also gaining interest due to demographic support and defensive income potential.

Retail property is increasingly attractive again, with more than half of investors planning allocations. Operational segments like data centres, infrastructure, and healthcare facilities are also drawing capital as investors seek exposure to structural growth areas.
