The Government of Karnataka has launched an Automatic Property Mutation System to speed up land and real estate transactions across the state. The new system is aimed at simplifying the process of updating ownership details in land revenue records after a property transaction is completed.

Property mutation is an essential step in land transactions. It records the change in ownership following a sale, inheritance, gift, or transfer. Earlier, property buyers had to submit a separate mutation application after registration. The process often involved paperwork, verification delays, and multiple visits to revenue offices.

Under the new system, property mutation will take place automatically once the transaction is registered at the sub-registrar’s office. Ownership details will be updated digitally without the need for a separate application. This integration between registration offices and land records databases enables faster and more accurate updates.

Officials said the automatic system is expected to significantly reduce processing time. It also lowers the risk of errors caused by manual data entry. Real-time updates will help ensure that land records reflect the latest ownership status.

The initiative is part of Karnataka’s broader effort to digitise land administration and improve public service delivery. By reducing manual intervention, the system aims to bring greater transparency and efficiency to property transactions. It is also expected to reduce disputes related to outdated or incorrect land records.
