The average size of homes across India’s top seven cities has increased by 17% between 2023 and 2025, according to a report by Anarock Research. The data highlights a steady shift toward larger residential units in key urban markets.
The report states that the average apartment size grew from around 1,420 sq ft in 2023 to nearly 1,676 sq ft in 2025. This growth reflects sustained demand for bigger configurations such as 3BHK and 4BHK homes. For many buyers, this shift also means paying closer attention to how space is calculated, specifically the difference between carpet area and super built-up area to ensure they are getting the usable space they expect.
City-Wise Performance
Growth patterns varied across cities:

The National Capital Region recorded the highest increase. Average unit sizes rose by nearly 30%, from about 1,890 sq ft in 2023 to approximately 2,466 sq ft in 2025.

Hyderabad reported the largest average home size among the seven cities in 2025, at around 2,600 sq ft. Projects like ASBL Spectra in the Financial District are prime examples of the large-scale developments meeting this demand.

Bengaluru and Chennai also saw notable growth of about 21% and 24%, respectively. This trend is largely driven by the top 10 builders in Bengaluru, who are increasingly focusing on luxury and spacious configurations.

The Mumbai Metropolitan Region registered a 12% rise, with average sizes increasing from roughly 810 sq ft to about 904 sq ft. However, it continues to have the smallest average apartment size among the seven.

Kolkata and Pune recorded relatively moderate growth of 2% and 5%, respectively.
Long-Term Housing Trend
The report also points to a broader trend since the pandemic. Between 2019 and 2025, the average apartment size across these cities increased by nearly 45%, rising from about 1,140 sq ft to approximately 1,656 sq ft. NCR showed particularly strong expansion during this period.
Overall, the data indicates a clear preference for larger residential units across India’s major property markets. The steady rise in average home sizes suggests ongoing structural changes in urban housing demand.
