The Bangalore Development Authority (BDA) has raised ₹2,097 crore by auctioning a 52-acre commercial land parcel in Konadasapura, located in east Bengaluru. The e-auction exceeded the base price by ₹468 crore, making it one of the highest-value land sales conducted by the BDA so far.
The auction saw strong participation from leading real estate developers and went through more than 20 competitive bidding rounds. Five bidders took part in the process. Hyderabad-based Srini Nirman Pvt Ltd emerged as the highest bidder with a final offer of ₹2,097 crore. The winning bid works out to around ₹98,466 per square metre, or nearly ₹40.13 crore per acre.
Officials said the land’s location played a major role in attracting interest. The site has access from an 80-foot-wide road on one side and the Hoskote–Whitefield Road on the other. This provides good connectivity to key business districts, residential areas, and IT corridors in east Bengaluru. The surrounding region has also seen steady infrastructure growth in recent years.
This auction marks a notable shift in the BDA’s land monetisation strategy. The authority has traditionally focused on selling residential sites, while large commercial land auctions have been limited. Officials described the outcome as a significant boost to the BDA’s revenue efforts.
The 52-acre parcel was part of a larger auction that included two additional plots measuring 2.19 acres and 1.31 acres. These smaller parcels did not attract any bids, reportedly due to their proximity to a nearby waterbody, which may have restricted development options.
For the 2025–26 financial year, the BDA has set a revenue target of around ₹10,000 crore. The authority plans to achieve this through a mix of land auctions, residential site sales, layout approval deposits, and the sale of flats and villas.
