The office-space market in Bengaluru is poised for a major expansion with around 25 million sq ft of new supply expected in the second half of fiscal year 2027, according to a recent report by ICRA.
Of this pipeline, nearly 25% of the new space has already been pre-leased, reflecting ongoing demand even before completion. Despite the influx of supply, occupancy levels are still forecast to improve — rising from about 90.8% as of September 2025 to 91–91.5% by March 2026 and eventually reaching 92–92.5% by March 2027.
The backdrop for this growth: Bengaluru’s office market has already delivered 16.3 million sq ft of fresh Grade-A office supply in FY25 and another 8.4 million sq ft in H1 FY26 — against net absorption of 18.4 million sq ft and 10.1 million sq ft for the same periods. This absorption-outpacing-supply trend helped boost occupancy by about 230 basis points from March 2024 to September 2025.
Bengaluru continues to lead among India’s major commercial hubs, contributing roughly 26% (about 277 million sq ft) of Grade-A stock across the top six cities, as of September 2025. The rising demand is largely driven by the expansion of Global Capability Centres (GCCs) and tech/ITES firms, which are steadily increasing leasing activity in the city’s office market.
Given this outlook, real-estate developers, corporate occupiers and investors are watching closely — the new supply surge in H2 FY27 promises expanded office capacity while sustaining healthy occupancy and absorption rates. For companies planning lease renewals or expansions, and investors assessing commercial real-estate potential, Bengaluru’s office-space boom may offer noteworthy opportunities.
