The Hyderabad Metropolitan Development Authority (HMDA) has announced a major e-auction for Phase III plots in the Neopolis Kokapet and Golden Mile layouts, attracting over 85 developers to its pre-auction meeting. The scale of interest reflects continued confidence in Hyderabad’s premium real estate market.
In a detailed pre-bid meeting, HMDA Metropolitan Commissioner Sarfaraz Ahmad addressed potential bidders, explaining auction procedures, zoning regulations, payment norms, and compliance requirements. Alongside, representatives from MSTC clarified the online bidding mechanism, while real estate consultancy experts underscored Hyderabad’s growing development potential.
Leading national and regional developers are reportedly participating, including well-known names such as Godrej, Sattva, My Home, Brigade, GHR, Megha Engineering, and MSN. Their presence signals how coveted the Kokapet area has become, especially within the Neopolis and Golden Mile sectors.
The e-auction is scheduled over four days: November 24, November 28, December 3, and December 5. On each day, two prime plots will be up for bidding. The base (or “upset”) price has been set at ₹ 99 crore per acre for Neopolis, ₹ 70 crore per acre for the Golden Mile plot, and ₹ 75 crore per acre for parcels in Moosapet. HMDA expects the overall exercise to raise as much as ₹ 5,000 crore, thanks to the strong competitive interest and premium land values.
Commissioner Ahmad emphasized that the auction process is transparent, with titles that are litigation-free and plots ready for construction. He also highlighted Hyderabad’s infrastructure advantage, describing the city as a rapidly expanding, cosmopolitan hub with strong demand for mixed-use, high-end developments.
This Phase III auction reinforces Hyderabad’s appeal to major developers and investors. With its carefully planned layouts, strategic location, and growth momentum, Kokapet’s Neopolis and Golden Mile plots are likely to play a key role in shaping the next wave of luxury real estate in the city.
