NRI investment in Indian real-estate is shifting gear, with second-home purchases now concentrated in emerging suburban markets, according to a recent Trade Brains study. The report highlights 13 fast-growing suburbs across India that are increasingly popular among NRIs for second-home and investment purposes.

The analysis reveals that NRI investment in Indian real-estate is projected to grow at a CAGR of approximately 9.2% in 2025, with demand rising 15–20% year-on-year in recent periods.  Among the suburbs drawing attention are Andhra Pradesh’s Anandapuram and Madhurawada, Telangana’s Kokapet and Gachibowli, Maharashtra’s Hinjewadi and Kharadi, and Delhi–NCR’s Sector 150 Noida. Each of these areas combines connectivity, lifestyle amenities and investment potential.

In Andhra Pradesh, Anandapurm features large-scale land-pooling and a ₹175 crore road expansion, while Madhurawada benefits from a ₹553 crore World Bank-backed sewerage project and high-rise approvals. In Telangana, Kokapet offers direct linkages to the Outer Ring Road and airport, whereas Gachibowli remains a high-demand IT-driven residential zone. In Maharashtra, Kharadi benefits from premium mixed-use launches and elevated road connectivity, while Hinjewadi continues to benefit from strong IT-ecosystem-led demand.

According to the report, suburban locations offering lifestyle appeal, IT-sector employment, infrastructure expansion and relative affordability are emerging as preferred choices for diaspora homebuyers. The key trend is shifting away from traditional inner-city micro-markets toward fringe zones with future-ready amenities.

Real-estate developers and investors monitoring market dynamics may view these suburbs as high-potential nodes for launches, capital appreciation and long-term rental returns. As infrastructure rollout accelerates and tech-ecosystem expansions continue, second-home investment opportunities are poised to grow in markets outside central urban zones.

In summary, the Trade Brains report underscores a notable transformation in NRI residential investment patterns — one that favours mid-sized suburbs combining connectivity, lifestyle and growth readiness across India’s major real-estate corridors.
