Around 53 housing societies located at the Chhatrapati Shivaji Raje Complex in Kandivali, Mumbai, are planning a large cluster redevelopment project. The aim is to replace ageing residential buildings and improve overall living conditions. The complex was developed by the Maharashtra Housing and Area Development Authority nearly 26 years ago. It spans close to 12 acres and is home to around 3,488 families.
Most existing apartments in the complex are small, measuring about 225 square feet. Over the years, residents have faced several challenges. Buildings have aged and require major repairs. Living space is limited. Infrastructure has become outdated. Internal roads are narrow and often crowded, leading to frequent congestion. These issues have increased the demand for redevelopment.
The societies are considering the cluster redevelopment model. Under this approach, multiple housing societies are redeveloped together as a single project. This allows better planning and efficient use of land. It also creates scope for wider roads, improved safety features, open spaces, and modern amenities. As per redevelopment norms, residents are expected to receive new apartments with a carpet area of around 610 square feet after completion.
At present, about 34 out of the 53 housing societies have given their consent to the redevelopment proposal. This meets the minimum requirement needed to move forward. The redevelopment committee continues discussions with the remaining societies to ensure broader participation and smoother execution.
