The Karnataka Industrial Areas Development Board (KIADB) has submitted a proposal for Phase-3 (South Zone) clearance of its ambitious KWIN City Project, marking a major step in the state’s ongoing industrial and innovation corridor expansion.
The KWIN City project is envisioned as a next-generation industrial township that integrates knowledge, research, healthcare, residential, and green infrastructure within a single master-planned ecosystem. According to the latest layout plan, the proposed Phase-3 (South Zone) spans approximately 1,075 acres, including the core development area of 1,051 acres and a 24-acre buffer zone comprising lake, nala, and power-line corridors.
Land Use and Zoning Details
As per the submitted land-use distribution, the South Zone Phase-3 includes:
Knowledge sector: 175.57 acres (16.71%)
Healthcare: 132.33 acres (12.59%)
Innovation & Research: 112.85 acres (10.74%)
Industry: 109.22 acres (10.39%)
Residential: 103.66 acres (9.86%)
Roads: 163.29 acres (15.54%)
Greens and parks: 38.09 acres (3.62%)
Peripheral green/buffer: 106.44 acres (10.13%)
Remaining areas are allocated for commercial, amenities, utilities, and parking zones.
This integrated zoning pattern demonstrates KIADB’s approach to promoting a balanced urban-industrial ecosystem, where employment, housing, and environmental spaces coexist efficiently.

KWIN City (short for Knowledge, Wellness, Innovation, and Industry Node) is being developed to attract high-tech industries, R&D institutions, and healthcare hubs, alongside sustainable residential communities. The project supports Karnataka’s broader goal of strengthening its industrial and innovation network beyond Bengaluru, creating job opportunities and fostering economic decentralization.
Once Phase-3 receives formal environmental and planning clearance, the development is expected to catalyze further investment in the southern industrial corridor, positioning KWIN City as a model for smart and sustainable regional growth.
