The Maharashtra government’s high-powered committee has approved the long-pending Kamathipura redevelopment project, marking a major step toward transforming one of Mumbai’s oldest and most congested neighbourhoods. The plan covers approximately 34 acres across lanes 1 to 15 and includes around 943 cessed buildings, many of which are more than a century old. The redevelopment will be executed by the Mumbai Building Repairs and Reconstruction Board, a wing of MHADA, under the cluster redevelopment model.

The project has been cleared under Regulation 33(9) of the Development Control and Promotion Regulations (DCPR) 2034, which allows large-scale cluster redevelopment to replace dilapidated structures with modern, safer buildings. According to the state’s proposal, a total of 8,001 people will be rehoused through this initiative, including 6,625 residential occupants and 1,376 non-residential users. Each eligible tenant and landowner is planned to receive a 500 sq ft, 2-BHK flat as part of the rehabilitation package. Landowners with plots up to 50 sq m will receive one unit, while those with larger plots will be allotted additional units proportionately.

The redevelopment blueprint, titled “Kamathipura Cluster Redevelopment – Urban Village,” includes provisions for residential and commercial spaces, recreational areas, pedestrian-friendly planning and overall infrastructure improvement. As part of the land distribution model, MHADA is expected to retain around 44,000 sq m of built-up area, while the selected developer will receive development rights amounting to roughly 567,000 sq m. This is likely to result in the construction of nearly 4,500 new housing units as part of the sale component.

Authorities have initiated the process of appointing a Construction and Development Agency, with multiple companies having submitted bids. A biometric survey of eligible residents has also begun to ensure transparency in the allotment process. The redevelopment has received support from senior state leaders and local representatives, who view it as a significant opportunity to revitalise a historic neighbourhood while improving safety and living conditions.

The Kamathipura redevelopment project is expected to serve as a model for urban renewal in heritage-rich, high-density localities across Mumbai. By upgrading ageing structures, creating modern housing and improving civic facilities, the initiative aims to enhance the overall quality of life for thousands of residents while reshaping the area into a well-planned, sustainable urban cluster.
