Mid-Segment Homes to Make a Comeback in 2026, Says Prestige Executive

Prestige Group says mid-segment homes priced ₹1.5–3 crore will see renewed focus in 2026, with developers shifting product mix to balance luxury and volume-driven demand in major Indian housing markets.

India’s residential real-estate market is expected to witness a renewed focus on mid-segment homes in 2026, according to Praveer Shrivastava, Senior Executive Vice President (Residential) at Prestige Group. Shrivastava said developers may pivot away from predominantly luxury projects toward more affordable mid-segment offerings to drive sales volumes in the coming year.

Speaking on market trends, Shrivastava highlighted that homes priced between ₹1.5 crore and ₹3 crore are likely to see increased supply and developer attention in 2026, as this ticket size continues to attract the largest segment of buyers. He noted that while luxury housing remains a niche category, it may not sustain volumes on its own if mid-range products are under-supplied.

“Luxury is always a niche market,” Shrivastava said, adding that developers who focus heavily on high-end inventory without balanced mid-segment supply may miss out on broader sales growth. The emphasis on mid-segment products aligns with data showing strong demand in this ticket range among homebuyers seeking value-oriented residential options in key cities.

He also explained that product planning will align with optimum area sizes to maintain pricing within the ₹1.5–3 crore bracket. According to Shrivastava, mid-segment homes typically fall in the 1,500–2,200 sq ft range, allowing developers to offer larger interiors while keeping prices accessible.

Prestige Group, one of India’s major real-estate developers, has seen strong sales momentum and aims to align its new launches with evolving buyer preference. In the first half of FY26, the developer reported significant sales achievements, with a portion of growth coming from its first entry into the Delhi-NCR market. Shrivastava noted that the company is exploring further expansion opportunities in Gurugram and Noida, indicative of its broader strategic shift.

Industry watchers believe that a renewed focus on mid-segment housing could benefit both demand and supply dynamics, as more developers adjust product mix to match affordability and market absorption. Developers could also benefit from expanded buyer participation in markets where mid-segment homes represent the largest pool of prospective purchasers.

As 2026 approaches, the renewed emphasis on mid-segment residential product lines may help balance demand across price segments and support sustained sales in India’s urban housing markets.
