Mumbai Metropolitan Region Leads India’s Land Deals in 2025

The Mumbai Metropolitan Region emerged as India’s most active land market in 2025, recording 32 land transactions covering over 500 acres. The region accounted for a significant share of nationwide land deals, driven mainly by residential development along with growing interest in mixed-use and industrial projects.

The Mumbai Metropolitan Region (MMR) emerged as India’s leading real estate land market in 2025, recording the highest number of land transactions across the country. During the year, the region witnessed 32 land deals covering more than 500 acres, highlighting sustained developer interest in one of India’s most prominent urban growth corridors.

The land activity in MMR accounted for over 13 percent of the total land area transacted nationwide in 2025. Despite a marginal decline in the number of overall transactions across India compared to the previous year, the total land area transacted increased significantly, indicating a growing focus on larger land parcels. Across the country, at least 126 land deals were completed during the year, spanning more than 3,772 acres, compared to 133 deals covering around 2,514 acres in 2024.

Residential development remained the dominant driver of land acquisitions in 2025. Nearly three-fourths of the total deals were intended for residential use, including plotted developments, townships, and villa projects. These residential transactions together accounted for close to 1,877 acres, reflecting continued demand for housing across major urban and suburban markets.

Apart from residential projects, land acquisitions were also recorded across multiple asset classes. Industrial and logistics parks accounted for several large transactions covering over 597 acres, while mixed-use developments involved more than 1,000 acres across multiple deals. Additional land was acquired for commercial developments, data centres, warehousing facilities, and retail projects, indicating a diversified approach by developers and investors.

Among other major cities, Bengaluru ranked second with 27 land deals covering over 450 acres, followed by Pune with 18 transactions spanning more than 300 acres. Other key real estate markets such as the National Capital Region, Hyderabad, and Chennai also reported land transactions during the year, while Kolkata did not record any major land deals.

Beyond metropolitan regions, tier-2 and tier-3 cities also contributed to land activity. Ahmedabad led these markets with land deals exceeding 600 acres, while cities such as Amritsar, Mysore, Nagpur, and Vadodara saw multiple transactions. The overall data points to steady confidence in India’s real estate sector, with developers strategically acquiring land across regions and segments to support future growth.
