The Karnataka Housing Board (KHB) has unveiled plans for a 772-acre residential project in Devanahalli, close to the upcoming ITIR. The development will include residential plots and affordable housing supported by roads, water supply, and sanitation, with a focus on economically weaker sections.
The project spans five villages — Vishwanathapura (410 acres), Vajarahalli (42 acres), Beerasandra (59 acres), Shanappanahalli (83 acres), and Managondanahalli (177 acres). A notification for acquisition is expected soon.
To prevent farmer resistance, KHB will adopt a consent-based model. Landowners will be compensated under a 50-50 formula, receiving half of the developed land instead of only cash payouts.
Strategically located near the Satellite Town Ring Road and upcoming industrial hubs, Devanahalli has seen a surge in real estate demand. Foxconn’s proposed 300-acre iPhone manufacturing plant has pushed land prices from ₹1,500 to ₹6,000 per sq. ft. in recent months. Educational campuses and employment opportunities are also drawing families and investors to the region.
While the project is set to expand affordable housing, concerns remain about the loss of fertile farmland. KHB has assured that local livelihoods will be protected through a transparent acquisition process.
