The Bangalore Development Authority (BDA) has resolved a two-decade-old land dispute linked to Arkavathy Layout by allotting 784 alternative sites at Nadaprabhu Kempegowda Layout (NPKL). The allotment was completed through a computerized randomization process at the BDA head office, marking the end of a prolonged wait for hundreds of allottees.
Launched in 2003, Arkavathy Layout had faced multiple setbacks, including legal disputes, land denotifications, and changes to development plans. The project originally covered 17 villages in Bengaluru East and Yelahanka taluks. However, due to successive court orders and administrative hurdles, many allottees were unable to take possession of their plots.
According to BDA Chairperson N. A. Haris, the latest allotment is a major step toward restoring confidence in the agency’s functioning. He stated that the BDA will establish a dedicated counter to expedite formalities such as sale deeds, khatas, and site possession documents. The process adheres to RERA Karnataka norms to ensure full legal compliance and transparency.
The Nadaprabhu Kempegowda Layout Allottees Forum welcomed the decision, describing it as a fair and long-awaited move that upholds the rights of affected citizens. Officials confirmed that out of 8,813 total sites under the Arkavathy Layout scheme, nearly 5,000 had been allotted earlier, while the remaining were delayed due to layout revisions and infrastructure alignments.
With this latest allotment, the BDA aims to close pending claims related to Arkavathy Layout within a structured timeline. The authority has also indicated plans to speed up infrastructure development, including road connectivity and civic amenities, in both Arkavathy and Kempegowda layouts.
This resolution is expected to bring relief to thousands of allottees and enhance public trust in Bengaluru’s real estate governance. It also marks a key milestone in the BDA’s efforts to streamline urban land management and ensure fair distribution of residential sites in the city.
