First Phase of Bengaluru Business Corridor to Be Completed in 18 Months, Says DCM

Karnataka DCM D.K. Shivakumar said the first phase of the Bengaluru Business Corridor (PRR) will be completed in 18 months, with over 600 landowners consenting to land acquisition and compensation paid to 400+ people via cash, cheques and TDRs.

The first phase of the Bengaluru Business Corridor (BBC), also known as the Peripheral Ring Road (PRR), is targeted for completion within 18 months, Karnataka Deputy Chief Minister D.K. Shivakumar said, outlining key updates on land acquisition, compensation and citizen services linked to the project.

According to the update, over 600 landowners have agreed to give land for the project, marking a significant milestone in moving the corridor toward execution. Of these, compensation has already been distributed to more than 400 people through a combination of cash payments, cheques and Transferable Development Rights (TDRs). The compensation framework includes up to three times the market value for revenue land and two times the value in BBMP areas, aimed at speeding up acquisitions and reducing disputes.

The Deputy Chief Minister also said that TDRs will be issued within 10 days, a move intended to improve turnaround time for landowners who have opted for this mode of compensation. In addition, the state government is accelerating property documentation processes. E-Khata applications are now being cleared within two days, and officials noted that 9.31 lakh out of 9.34 lakh applications have already been approved, indicating near-complete clearance of the backlog.

To further improve access to civic services, the government plans to set up 10 Passport Seva-style citizen-friendly centres for Khata-related services, to be established zone-wise across the city. These centres are expected to streamline property documentation and reduce processing times for residents.

On public transport pricing, Shivakumar stated that metro fare hikes do not fall under the state government’s purview, adding that no official proposal has been received in this regard so far. He also indicated that visible changes in infrastructure and service delivery are expected over the next two to three years as multiple projects, including the PRR, progress through implementation stages.

The Bengaluru Business Corridor is a key infrastructure project designed to improve east-west and north-south connectivity, decongest arterial roads and support long-term urban growth. With land acquisition advancing and timelines now outlined for the first phase, the project is moving into a more execution-focused phase, subject to continued progress on clearances and construction milestones.
