Karnataka Housing Board Warns Against Illegal Site Sales in Bengaluru

The Karnataka Housing Board has warned the public against illegal site sales in Bengaluru’s Suryanagar Phase-4 layout. The Board clarified that symbolic plot selection letters are not valid ownership documents and urged buyers to verify official allotments before purchasing property.

The Karnataka Housing Board has issued a public advisory cautioning citizens against purchasing residential sites through unauthorised channels in parts of Bengaluru. The warning specifically relates to reported illegal sales of sites in the Suryanagar Phase-4 residential layout, where certain individuals are allegedly misusing internal documents to mislead buyers.

According to the Housing Board, documents described as symbolic plot selection letters are being wrongly presented as proof of ownership or sale authority. Officials clarified that these letters are issued only to landowners as part of an internal plot identification process and do not grant any legal right to sell, transfer, or enter into agreements with third parties. Such documents cannot be treated as valid allotment letters or ownership records under existing rules.

The Suryanagar Phase-4 project spans over 1,498 acres across Indlawadi, Kadujakkanahalli, and Bagganadoddi villages in Anekal taluk of Bengaluru Urban district. The project is being developed under a land-sharing model in which the Karnataka Housing Board and original landowners receive equal portions of the developed land. Only after formal development stages and official allotment procedures are completed does any plot become eligible for legal sale or registration.

The Board noted that some landowners have entered into agreements with prospective buyers using symbolic letters, while instances of forged documents have also been reported. The Housing Board has stated that such actions violate established procedures and may expose buyers to legal disputes and financial losses.

Officials reiterated that only officially issued allotment letters from the Karnataka Housing Board, followed by proper registration, sale deeds, and issuance of e-Khata, constitute valid proof of ownership. Any transaction carried out without these documents is considered unauthorised.

The advisory also made it clear that the Karnataka Housing Board will not be held responsible for losses arising from purchases made based on unofficial or forged documents. Buyers have been urged to conduct thorough verification of property records and confirm approvals with relevant authorities before proceeding with any transaction.

The warning is part of broader efforts to improve transparency and protect homebuyers in Bengaluru’s growing residential market, where demand has led to increased instances of misleading and unauthorised property sales.
