Mumbai’s Brihanmumbai Municipal Corporation (BMC) has completed its latest online housing lottery for 426 affordable homes, receiving a total of 2,037 applications. This marks the civic body’s first independently conducted digital lottery, aimed at offering homes to citizens in the Economically Weaker Section (EWS) and Low-Income Group (LIG) categories. Despite the scale of the initiative, the overall response remained moderate compared to similar housing schemes conducted in the past.

The flats offered through the lottery are priced between ₹55 lakh and ₹1 crore. These units are spread across multiple locations in the city, including Kandivali, Bhandup, Byculla, Kanjurmarg, Jogeshwari, and Goregaon. Among all locations, Marol witnessed the highest interest, drawing 937 applications for 14 available units. Kandivali followed with 393 applications for 46 flats, while Goregaon received 189 applications for 19 units, highlighting varied demand across different micro-markets.

The BMC expects to generate approximately ₹300–308 crore through the sale of these homes. The housing units were received by the municipal corporation under the Development Control and Promotion Regulations (DCPR) 2034, particularly under Regulation 15 and Regulation 33(20)(b). These provisions mandate private developers to hand over a portion of built-up area to the civic body for affordable housing as part of redevelopment and incentive-based projects.

Applications for the lottery were open from 16 October to 14 November 2025. Following the closure of the application window, the civic body will release the list of eligible applicants, conduct the computerized lottery draw, and publish the results as per the scheduled timelines. Successful applicants will be allotted homes, while a waitlist will also be generated for future consideration.

Although the BMC positioned this initiative as an inclusive housing opportunity, the price bracket has raised concerns among some observers, as the affordability levels may still pose challenges for many applicants in the EWS and LIG segments. Additionally, while registrations crossed several thousand, the final number of confirmed applicants remained significantly lower, indicating a gap between interest and actual financial capability.
