New FAR Rules Boost High-Rise Development: IINSPIRA Gold County LLP Plans Large Mixed-Use Project on Sarjapur Road, Bengaluru

A new mixed-use project has been proposed on Sarjapur Road, Bengaluru by IINSPIRA Gold County LLP. The development includes a 147-metre commercial tower and six residential high-rises, achieving a FAR of 5.2 under the city’s revised development norms.

The impact of Bengaluru’s revised Floor Area Ratio (FAR) norms is beginning to reflect in new development proposals across the city. A major mixed-use project has now been proposed on Sarjapur Road, one of East Bengaluru’s fastest-growing real estate corridors.

According to information shared by urban development observers, IINSPIRA Gold County LLP has applied for approvals to develop a large mixed-use project featuring high-rise residential and commercial towers.

The project signals how updated FAR regulations are enabling developers to plan taller buildings and higher density developments, particularly in high-demand corridors like Sarjapur Road.

Project Overview

The proposed development includes a large commercial tower along with multiple residential towers designed as high-rise structures.

Commercial Tower

  • Structure: 4 Basements + Ground + 34 Upper Floors

  • Height: Approximately 147 metres

  • Gross Built-Up Area: Around 1.82 million sq. ft.

The commercial component is expected to significantly add to the office and retail supply in the Sarjapur Road micro-market, which is witnessing rising demand from IT and startup companies.

Residential Towers

The residential section of the project includes six high-rise towers:

  • Towers 1–5:

    • Structure: 3 Basements + Ground + 36 Upper Floors

    • Height: Around 113 metres

  • Tower 6:

    • Structure: 3 Basements + Ground + 37 Upper Floors

    • Height: Around 116 metres

These towers will form the residential component of the mixed-use development, though apartment configurations and unit counts have not yet been disclosed.

FAR Achieved: 5.2

The project has reportedly achieved a Floor Area Ratio (FAR) of 5.2, reflecting the impact of the city’s updated planning norms that allow higher density construction in select zones.

Higher FAR allows developers to build more floor space on a given land parcel, which in turn encourages vertical development and better land utilization in rapidly urbanizing areas.

Sarjapur Road Emerging as High-Rise Corridor

Sarjapur Road has evolved into one of Bengaluru’s most active real estate micro-markets due to its connectivity to major employment hubs including:

  • Outer Ring Road (ORR) tech corridor

  • Whitefield IT cluster

  • Electronic City

  • Bellandur and Marathahalli

The corridor has seen a surge in residential launches over the past few years, driven by demand from technology professionals and infrastructure upgrades.

The addition of large-scale mixed-use developments could further transform the area into a self-sustained urban hub combining residential, commercial, and lifestyle spaces.

Early Proposal Stage

The project is currently at the application stage, and further details such as developer timelines, unit mix, and launch schedule are yet to be officially announced.

If approved, the project could become one of the taller mixed-use developments planned along Sarjapur Road, reflecting Bengaluru’s gradual shift toward high-density vertical development.
