In a major step for the Dharavi Redevelopment Project, the Maharashtra government has officially handed over 118 acres of land in Malad-Malvani to the Slum Rehabilitation Authority (SRA). This land is specifically designated for residents who cannot be accommodated within the Dharavi area itself.

Key Project Details & Eligibility

The land will house residents based on specific eligibility norms defined under the redevelopment framework:

  • Eligible Residents: Those residing on upper floors of existing structures.

  • Newer Settlers: Residents who moved into the area between January 1, 2011, and November 15, 2022.

For those transitioning into these new housing units, understanding the legal transfer of property is essential. A critical milestone in any such journey is knowing what is a sale deed, as it serves as the primary legal document for property ownership.

Financial and Operational Framework

The project is being executed through Navbharat Mega Developers Pvt Ltd (NMDPL), a special-purpose vehicle. While the SRA retains land ownership, development rights have been granted to the executing entity.

  • Land Valuation: The 118-acre parcel has an estimated market value of ₹540 crore.

  • Total Allocation: This is part of a larger 140-acre plan in Malad (22 acres remain under litigation).

  • Wider Scope: The state has earmarked a total of 540 acres across the Mumbai Metropolitan Region, including Kurla, Kanjurmarg, Bhandup, Mulund, and Deonar.

Impact on Mumbai’s Housing Landscape

Authorities estimate the Dharavi project will produce between 1.25 to 1.5 lakh housing units. Under the Maharashtra Slum Rehabilitation framework, eligible residents will receive 350 sq. ft. homes.

When moving into these high-density developments, residents should be aware of specific costs beyond the base price. For instance, many modern apartments include corner unit and view charges, which can impact the overall valuation of the unit.
