Alibaug, Maharashtra — Real estate developer Embassy Developments Ltd has received approval from the Maharashtra Real Estate Regulatory Authority (MahaRERA) for the first phase of its residential project in Alibaug, signalling the company’s strategic entry into the lifestyle and second-home housing segment within the Mumbai Metropolitan Region (MMR).
The approval, granted on February 16, 2026, signals the company’s strategic entry into the high-growth lifestyle and second-home segment within the Mumbai Metropolitan Region (MMR). This move aligns with a broader trend where Indian real estate is seen as a stable, yield-oriented asset by ultra-HNIs and NRI investors.
Project Details: Embassy Serenity to Launch Soon
The approved project — Embassy Serenity — covers an estimated 0.2 million sq ft of RERA carpet area on a 7-acre land parcel, with a projected Gross Development Value (GDV) of around ₹400 crore.
Phase I will include five G+5 residential towers, consisting of 52 units available in duplex and simplex configurations. The development is designed as a resort-style second home retreat, focused on expansive green space and a nature-led living experience.
The company plans to launch the project within the current quarter, with possession targeted for 2030, subject to regulatory clearances and construction progress.
Design and Features Oriented to Lifestyle Buyers
Embassy Serenity’s design emphasises open, landscaped spaces, accounting for over 52% green areas, with a traffic-free podium concept that prioritises wellness and environmental integration.
The project brings on board internationally reputed collaborators — Broadway Malyan (UK) for architectural design and Coopers Hill (Singapore) for landscape consultancy — indicating the developer’s intent to create a premium lifestyle destination rather than a conventional housing development.
Real Estate Market Impact
• Strategic Entry into Second-Home Segment: The Alibaug project marks Embassy Developments’ first foray into the resort-style residential category, aligning with rising demand for weekend homes among affluent buyers in the Mumbai region. This project marks Embassy’s expansion beyond Bengaluru and NCR into the “Hamptons of Mumbai.” The region is witnessing a boom as connectivity via the Atal Setu (MTHL) has reduced travel time from South Mumbai to under 60 minutes.
• Enhancing Regional Footprint: With this approval, Embassy expands its presence beyond Bengaluru and NCR into the coastal and leisure-oriented submarket of Alibaug.
• GDV Contribution: With a targeted ₹400 crore GDV, the project adds to the pipeline of high-value assets under development by the company in western India.
• Investor Confidence: Regulatory approval by MahaRERA provides enhanced transparency and assurance for potential homebuyers, strengthening buyer confidence in premium residential offerings.
Alibaug — often dubbed the “Hamptons of Mumbai” — continues to gain traction among high-net-worth individuals seeking luxury second homes that combine lifestyle living with proximity to Mumbai’s urban core.
