Bengaluru-based real estate developer Prestige Group has announced plans to rapidly expand its footprint in the Delhi-NCR region, with multiple new residential and township projects set to launch in 2026 in Gurgaon, Delhi and Noida. The move follows the near-sellout success of its first phase-one township, The Prestige City, Indirapuram Extension in Ghaziabad, where more than ₹8,000 crore worth of inventory was sold from a total value of around ₹11,000 crore.
In its investor presentation, Prestige flagged that Delhi-NCR accounted for 45 % of its sales in H1 FY26, outperforming its traditional strongholds of Bengaluru and Mumbai. The company recorded a sales value of ₹18,143 crore during the first half ended September, up 157 % year-on-year, on a volume of 13.96 million sq ft across 6,788 units.
Prestige’s strategy includes launching the second phase of The Prestige City – called “Mayflower” – in early 2026 with an estimated Gross Development Value (GDV) of ₹2,200 crore. The company is also going ahead with proposal planning in Gurgaon, Delhi and Noida, signalling its intention to build a long-term presence in the national capital belt.
Real-estate analysts note that the expansion taps into the rising demand for large-format townships, plotted developments and branded residences in the NCR region. Prestige’s decision to enter at scale underscores the evolving nature of housing demand beyond South India, and highlights Delhi-NCR’s emergence as a critical growth corridor for leading developers.
With the plans in motion, further details around launch timelines, project configurations and location specifics will likely be announced in the coming months. The company’s move into Delhi-NCR marks a significant milestone in its multi-city growth strategy, and aligns with the broader trend of premium developers diversifying geographically across India’s major metropolitan markets.
