Sobha Ltd has unveiled plans to launch residential projects worth approximately ₹22,000 crore over the next 18 months. According to the company’s latest investor presentation, the pipeline spans about 16 million sq ft across 13 residential developments in cities such as Bengaluru, Mumbai, Delhi-NCR, Pune, Chennai, Calicut and Thiruvananthapuram.
In addition to the residential launches, Sobha will roll out two commercial projects covering around 0.74 million sq ft, bringing the total upcoming project count to 15 and the built-up area to 16.7 million sq ft.
The announcement comes alongside strong operational numbers. In Q2 of FY 2025-26, Sobha achieved sales bookings of ₹1,902.6 crore, up 61 per cent year-on-year, stemming from 13.94 lakh sq ft sold at an average realisation of ₹13,648 per sq ft. For the first half of the fiscal, the company reported its highest-ever bookings at ₹3,981.4 crore, reflecting a 30 per cent annual growth.
Sobha also reported a consolidated net profit of ₹72.52 crore in Q2, compared with ₹26.08 crore a year earlier. The company’s gross debt was reported at ₹1,010 crore as of September quarter FY26.
With an established presence across 27 cities and a delivery track record spanning over 148 million sq ft of developable area, Sobha appears to be accelerating its growth strategy by leveraging the current demand for branded residential homes.
