BENGALURU — Embassy Developments Ltd has reported sales of over 450 units valued at approximately ₹860 crore within just five days of launching Embassy Greenshore, its latest residential project in North Bengaluru.
The rapid absorption underscores the growing demand for premium housing in the region, particularly near the Kempegowda International Airport.
Strong Launch Performance
Located within the 288-acre integrated Embassy Springs township, Embassy Greenshore spans 14 acres and features a total saleable area of 1.55 million square feet. The project offers over 878 upper-mid-segment apartments in 2, 3, and 4 BHK configurations.
According to the company’s press release, Phase 1 of the development comprises 700 units across 1.34 million square feet.
Reeza Sebastian Karimpanal, Chief Revenue Officer, Residential at Embassy Developments Ltd., attributed the strong response to a shift in homebuyer preferences.
“The overwhelming response to Embassy Greenshore reflects a growing desire among homebuyers for homes that offer more – more space, more privacy, more refinement,” Karimpanal said. “We have intentionally designed larger formats with expansive living spaces, tucked-away walk-in wardrobes, and marble finishes to deliver a sense of everyday luxury rarely seen at this price point.”
Project Features and Timeline
The development is designed with a master plan that ensures privacy, with no homes overlooking each other—a feature the company touts as unique for the micro-market. Residents will also benefit from the broader Embassy Springs ecosystem, which includes green landscapes and the Embassy Academy CBSE school.
Following the successful rollout of Phase 1, the company announced that Phase 2, consisting of a premium tower, is scheduled for launch by January 2026.
Future Pipeline: ₹10,300 Crore Expansion
The launch is part of a broader aggressive expansion strategy by Embassy Developments in North Bengaluru. The company plans to launch six residential projects in the region with a total gross development value (GDV) of nearly ₹10,300 crore.
These upcoming launches will add 5.6 million square feet of premium development potential, comprising both apartments and villas.
Key upcoming projects include:
-
Embassy Verde Phase II: Another major project within the Embassy Springs township, which has already secured RERA approval alongside Greenshore.
-
Hebbal Development: Slated for FY26, this 10-acre project adjacent to the sold-out Embassy Lake Terraces will feature over 600 premium 3 and 4 BHK residences.
The company stated that the Hebbal project targets buyers looking for contemporary and space-efficient designs in a high-demand location.
