The Maharashtra Housing and Area Development Authority has approved the redevelopment of four structurally unsafe transit buildings located at Sion Pratiksha Nagar in Mumbai. The decision aims to improve safety and provide better living conditions for residents currently housed in ageing and deteriorated structures.
The redevelopment will cover Transit Buildings numbered 36, 37, 53 and 54, which were declared unsafe following complaints from residents and a detailed structural assessment. Earlier, the site was proposed for the construction of Middle-Income Group sale housing. However, MHADA has now revised the plan to prioritise transit housing for existing occupants.
As part of the approved proposal, two new residential towers with stilt parking and 22 floors will be constructed. These towers will include a total of 322 transit tenements. The new homes will be allotted to eligible residents and shop owners who are being displaced due to the redevelopment. The project is expected to significantly enhance safety standards and provide modern housing facilities within the same locality.
Until construction is completed, MHADA will arrange temporary alternative accommodation for affected residents. Rent assistance will also be provided to ensure minimal hardship during the transition period. The authority has stated that rehabilitation within the same layout has been prioritised to maintain community continuity and reduce relocation-related disruptions.
