The Karnataka State Electronics Development Corporation (KEONICS) has announced a tender for a new tech park in Mangaluru, valued at ₹135 crore. The project, part of the state’s “Beyond Bengaluru” policy, aims to generate approximately 11,000 direct and indirect jobs.
The tech park will be developed on 3.285 acres in Derebail, near National Highway 66, under a Design‑Build‑Finance‑Operate‑Transfer (DBFOT) model through a public‑private partnership (PPP). Around 75% of the built-up area will be allocated to commercial office space, with the remainder reserved for retail, hospitality, and ancillary facilities. Developers may expand the space through premium floor area ratio (FAR) or transferable development rights (TDR).
Mangaluru already hosts over 15,000 IT professionals and more than 200 startups, making it an emerging IT hub outside Bengaluru. The city’s connectivity via highways, railways, and an international airport, along with proximity to educational institutions, enhances its appeal for tech-based development.
KEONICS plans to finalize the tender by December 2025, with construction expected to take around three years for the minimum development area. The PPP model and flexible FAR provisions are expected to expedite project execution.
This development is part of Karnataka’s broader strategy to boost regional employment, expand commercial infrastructure, and strengthen the IT ecosystem across the state. With significant investment and employment potential, the Mangaluru tech park is poised to reinforce the city’s position as a key technology hub.
