Mumbai’s residential real estate market continued to show a clear preference for compact housing formats in 2025, with studio apartments, 1 BHK and 2 BHK homes together accounting for nearly 60% of all new housing launches, according to data released by the Maharashtra Real Estate Regulatory Authority (MahaRERA). The figures highlight the growing dominance of smaller-sized homes across the Mumbai Metropolitan Region during the year.
As per the regulator’s data, a total of 42,643 residential units were launched across Mumbai and its surrounding regions in 2025. Of this, around 25,000 units were in the form of studio apartments, 1 BHK and 2 BHK configurations. These categories collectively represented close to six out of every ten homes introduced to the market, underlining the continued focus of developers on compact residential options.
Among the smaller configurations, 2 BHK units formed the largest share of launches, followed by 1 BHK homes. Studio apartments, while lower in absolute numbers compared to other categories, also contributed to the overall volume of compact housing supply during the year. The data indicates that demand for efficient and space-optimised homes remained steady across different micro-markets of Mumbai.
In contrast, larger residential formats such as 2.5 BHK, 3 BHK, 3.5 BHK and 4 BHK homes together made up a smaller portion of total launches. These mid-to-large housing units accounted for a little over one-fifth of all new residential supply registered in 2025. This distribution reflects a cautious approach by developers in introducing larger homes amid evolving market conditions.
The MahaRERA data also shows that, apart from residential units, several commercial properties including office spaces and retail shops were registered during the year. These non-residential units formed a modest share of total project registrations but added to the overall development activity recorded in the region.
Overall, the 2025 launch data points to a market that continues to prioritise smaller and mid-sized housing formats. The dominance of studio, 1 BHK and 2 BHK homes in new launches reflects ongoing alignment between housing supply and prevailing market demand trends in Mumbai’s real estate sector.
