Prestige Estates Projects Ltd, one of India’s leading real estate developers, has announced plans to launch residential projects worth ₹42,120 crore (₹4.21 lakh crore) in the financial year 2025–26. The announcement reflects strong optimism in India’s housing market and the company’s aggressive expansion strategy.
According to the investor presentation, Prestige will launch 25 new projects across major Indian cities, covering a total developable area (TDA) of 44.80 million square feet. The launches are spread across Bengaluru, Chennai, Goa, Hyderabad, Mumbai, and the National Capital Region (NCR).
Major Launches by Region
Bengaluru continues to be a stronghold for the group with 13 projects in the pipeline, including:
- Evergreen @ Prestige Raintree Park – 5.47 mn sft | ₹42,443 Mn
- Prestige Falcon City Luxe – 4.38 mn sft | ₹50,686 Mn
- Prestige Southern Star Phase II, Prestige Forest Edge, and Eaton Park @ TPC among others
Chennai will see two prominent launches:
- Prestige Pallavaram Gardens – 4.24 mn sft | ₹30,742 Mn
- Prestige Palm Court – 1.47 mn sft | ₹7,929 Mn
Goa will witness four project launches:
- Beach Gardens @ Prestige Sea Scapes – 1.55 mn sft | ₹7,763 Mn
- Prestige Bayfront, Shimmering Shores, and Veranda Bay
NCR emerges as a major focus area, accounting for three of the highest-value launches:
- Oakwood @ The Prestige City – 5.04 mn sft | ₹50,950 Mn
- Mulberry @ The Prestige City – 4.60 mn sft | ₹46,876 Mn
- Mayflower @ The Prestige City – 1.93 mn sft | ₹21,297 Mn
Other key launches include:
- Prestige Rock Cliff in Hyderabad – 0.81 mn sft | ₹9,093 Mn
- Prestige Horizon Heights and Forest Hills Mulund – Ph2 in Mumbai with a combined GDV of nearly ₹49,100 Mn
Performance Recap and Outlook
In FY25, Prestige launched 26.28 million sq ft worth ₹26,223 crore in GDV. However, delays in regulatory approvals caused sales bookings to fall 19% to ₹17,023 crore—short of its ₹24,000 crore target. Unit sales dropped 38% YoY to 5,919 units.
Despite the dip, realization values increased sharply:
- Residential: ₹14,113/sq ft (up 36% YoY)
- Plots: ₹7,167/sq ft (up 50% YoY)
Net profit for FY25 was ₹467.5 crore, down from ₹1,374.1 crore, while total income stood at ₹7,735.5 crore.
