Shapoorji Pallonji Real Estate, the real estate arm of the Shapoorji Pallonji Group, has announced its entry into the plotted housing segment with a new residential project in Pune. The company aims to generate around ₹600 crore in revenue from this development, marking a strategic expansion of its residential portfolio amid growing demand for land ownership across major urban markets.
The project, spread across nearly 105 acres, is located near the proposed Purandar International Airport in the Pune growth corridor. Named Treetopia, the development will offer approximately 483 residential plots, catering to both end-users and long-term investors. Plot sizes are expected to range from about 2,000 square feet to 6,000 square feet, allowing buyers flexibility in planning and constructing independent homes.
According to the company, the plots will be sold as non-agricultural land with clear ownership documentation, enabling smoother registration and future construction approvals. A significant portion of the project area has been allocated to open and green spaces, with nearly 70 percent of the development reserved for landscaped zones, internal roads, and amenities. The project is also surrounded by forested land, positioning it as a low-density residential option within a rapidly developing corridor.
Shapoorji Pallonji Real Estate stated that demand for plotted developments has been increasing steadily, driven by buyer preference for flexible housing formats, privacy, and long-term value appreciation. Infrastructure development around Pune, including proposed airport connectivity and improved road networks, has further strengthened interest in peripheral micro-markets.
Company officials noted that plotted developments have emerged as a key growth segment, especially in cities where land availability allows for large-scale planning. The Pune project aligns with the company’s broader strategy of diversifying its residential offerings beyond traditional apartment-led developments.
Shapoorji Pallonji Real Estate currently has a presence across several major Indian cities including Mumbai, Bengaluru, Gurugram, and Kolkata. The Pune plotted housing project adds to its expanding development pipeline and reflects its focus on tapping evolving homebuyer preferences while leveraging infrastructure-led growth corridors.
