BENGALURU, 10 Jun 2025 – Bengaluru’s luxury villa rental market is on a steep upswing, fueled by increasing demand from expatriates, high-net-worth individuals (HNIs), and non-resident Indians (NRIs), according to industry sources.

Rents Double in Two Years

A 10,000 sq ft villa in Prestige Golfshire near Nandi Hills recently leased to a senior executive of an MNC fetched an extraordinary ₹4 lakh per month—nearly twice the rate of a similar property just two years ago. The security deposit alone exceeded ₹20 lakh.

High-End Inventory Expanding

Developers are responding to the trend by launching new villa projects in the ₹2–5 crore range. Rentable luxury villas of 4,000–5,000 sq ft in Whitefield, Varthur Road, and Sarjapur are commanding about ₹2.5 lakh per month. Even further out in Budigere Cross and Soukya Road, similar homes rent for around ₹1.25 lakh monthly.

Furnishing Drives Returns

According to Realty Corp director Sunil Singh, renters increasingly expect fully furnished villas, often including private pools. For landlords who invest ₹5–10 lakh in furnishing, rents can be boosted by ₹50,000–70,000 a month.

Hotspots Across Bengaluru

  • East Bengaluru (Whitefield, Sarjapur, Varthur): Premium villa rents at ₹2.5 lakh for 4,000–5,000 sq ft spaces; many include garden areas, some with pools.
  • North Bengaluru (IVC Road, Hennur, Bagalur): Fully furnished villas at ₹2 lakh per month. Approximately 25–30 percent of these tenants are NRIs.
  • South Bengaluru (Hosa Road, Kanakapura Road): Rents range from ₹1.5–2.5 lakh a month, with top-tier properties offering pools and luxury features.

Tenant Profile & Leasing Terms

Most rentals feature an 11-month lock-in period. Landlords prefer professionals with stable incomes and typically require six months’ rent as a security deposit—₹24 lakh for a ₹4 lakh/month villa.

Many movers represent elite relocations—such as startup founders upgrading from premium apartments to high-end villas. Locations like North Bengaluru’s Bagalur, IVC Road, and Hennur are emerging as prime rental zones, especially for expats and NRIs.

Outlook

The rapid growth in villa rentals highlights a broader shift: as Bengaluru continues to attract global professionals and overseas investors, developers are pivoting toward luxury rental offerings. Well-furnished villas with pools and premium finishes are establishing stronger rental yields and vibrant investment potential in Bengaluru’s real estate market.
