The Delhi Development Authority (DDA) has received an overwhelming response for its flagship Karkardooma “Towering Heights” residential project, with nearly 1,500 bids submitted for 1,026 two-bedroom apartments. The demand has exceeded the available inventory, highlighting strong interest in housing located within Delhi’s first Transit-Oriented Development (TOD) zone.
Located next to the Karkardooma Metro Interchange, the project offers seamless connectivity through both the Blue and Pink metro lines. The site also provides convenient access to major city routes such as NH-9, NH-24, and is close to Anand Vihar Railway Station and ISBT. This combination of road and rail connectivity has emerged as a key factor in attracting homebuyers.
Spread across 30 hectares, the development forms part of the proposed East Delhi Hub, designed as a mixed-use urban centre integrating residential towers, commercial spaces, retail zones, and open public areas. The project is being developed by DDA in collaboration with NBCC. Its landmark feature is a 48-storey residential tower, rising to 155 metres, which is poised to become Delhi’s tallest residential building upon completion.
The project is RERA-approved and incorporates features aimed at urban sustainability, pedestrian movement, and enhanced liveability. DDA officials noted that the high volume of bids reflects the project’s integrated planning, location advantages, and appeal among middle-income homebuyers seeking modern housing within the capital.
The deadline for submission of earnest money deposits (EMD) has been set for November 21. Construction is targeted for completion by December 2026, with phased handover expected thereafter. In addition to its main residential offerings, the TOD site will also include approximately 500 EWS units, landscaped green spaces, sports areas, community zones, and commercial facilities to support a self-sustained urban ecosystem.
The strong response to the Karkardooma project underscores growing demand for well-connected, high-rise living options in East Delhi, particularly within upcoming transit-oriented districts that encourage efficient mobility and compact urban growth.
