The Government of Karnataka has confirmed plans to develop the city’s second international airport in South Bengaluru, Deputy Chief Minister D. K. Shivakumar announced at the recent Bengaluru Tech Summit. The move aims to ease pressure on the existing Kempegowda International Airport and cater to long-term passenger and cargo capacity needs of the region.

While detailed site selection has not yet been publicly confirmed, the state government is exploring multiple locations in the southern corridor of Bengaluru as part of a new-generation airport project. The new airport will be designed to serve both domestic and international traffic, reflecting Karnataka’s commitment to expanding its aviation infrastructure. The announcement underscores the state’s push to strengthen connectivity and support real-estate growth along emerging development zones.

The project is expected to have a major impact on surrounding areas, particularly in zones such as Varthur, Sarjapur and Hoskote, where improved connectivity may catalyse residential and commercial real-estate demand. Industry observers suggest that values in these corridors could receive a boost once formal approvals, land acquisition and planning begin.

In addition to aviation infrastructure, the state government emphasised that the new airport aligns with further infrastructure upgrades including elevated roadways, metro extensions and logistics parks. These complementary developments are likely to facilitate improved accessibility and enhance the overall attractiveness of southern Bengaluru as a real-estate investment destination.

The announcement also signals to developers and investors that southern Bengaluru is entering a new phase of growth — one where airport-driven demand may reshape the urban landscape and unlock opportunities in both residential and mixed-use projects. As the project progresses through technical feasibility, environmental clearance and land procurement phases, additional details are expected in the coming months.
