Hyderabad Sees Surge in High-Rise Approvals as HMDA Collects ₹1,000+ Crore

HMDA earned over ₹1,000 crore in 2025 from approvals for 103 high-rise buildings across Hyderabad. Key projects in Tellapur, Kokapet, Gandipet, and Narsingi highlight rapid real estate growth and rising demand for modern residential and commercial spaces.

The Hyderabad Metropolitan Development Authority (HMDA) has earned over ₹1,000 crore in 2025 from approvals for high-rise building projects across the city. This year, 103 high-rise buildings received permission, up from 64 in 2024, showing a strong surge in developer interest and Hyderabad’s growing real estate market.

Areas like Tellapur, Gandipet, Narsingi, and Kokapet are emerging as key hubs for skyscrapers. Approved projects range from 50 to 70 floors, including a 70-storey tower in Osman Nagar and a 63-storey building in Kokapet, both surpassing 215 metres in height.

The Osman Nagar project spans seven acres, with three towers and over 870 residential units. The Kokapet project covers 2.17 acres. Both developments are expected to be completed by 2029, according to officials.

HMDA and the Municipal Administration & Urban Development (MA&UD) department grant high-rise permits only after careful assessment of infrastructure, including road width, traffic conditions, and utility support systems. Roads wider than 100 feet are generally eligible for taller buildings, allowing vertical growth in planned zones.

The government’s unlimited Floor Space Index (FSI) policy continues to attract builders to high-rise projects. However, increased urban density adds pressure on transport networks, water supply, and power systems, requiring careful planning to ensure sustainable growth.

The surge in high-rise approvals highlights Hyderabad’s rapid urban development. It also reflects a growing demand for modern residential and commercial spaces in the city’s fast-expanding corridors.
