Godrej Properties Ltd (GPL), a leading Indian real estate developer, has acquired an 8.5-acre land parcel in the Mahalunge area of Pune. The purchase aims to expand the company’s residential projects in one of Pune’s fastest-growing real estate hubs.
The new development will be a group housing project, with a developable area of around 2.1 million square feet. The project’s estimated revenue potential is close to ₹2,000 crore. This acquisition aligns with Godrej Properties’ strategy to strengthen its presence in key urban markets across India.
The land is located in the Mahalunge–Maan–Nande belt, part of the Mahalunge-Hinjewadi corridor. The area is popular among homebuyers due to its proximity to business hubs, schools, healthcare facilities, and social infrastructure. Connectivity is set to improve further with the upcoming Pune Inner Ring Road, linking Hinjewadi and Balewadi efficiently.
Experts note that the corridor offers access to major IT and BFSI employment zones in Baner, Balewadi, and Hinjewadi. This makes it a preferred location for both homebuyers and investors.
According to the company, the acquisition is a key part of Godrej Properties’ growth strategy. The developer plans to leverage the site’s location and market demand to deliver modern residential solutions. GPL continues to manage its ongoing projects across India, including nearly 10 projects in the National Capital Region (NCR).
With this latest purchase, Godrej Properties strengthens its footprint in Pune’s residential market. The city remains a prime destination for real estate developers due to robust demand, steady infrastructure growth, and a thriving urban economy.
