Bengaluru is set to host India’s first Artificial Intelligence (AI) City, spanning 9,000 acres, with a dedicated 2,000 acres earmarked for AI industries. The project, planned under the Government of Karnataka, is expected to generate lakhs of jobs with a “locals first” policy.
The initiative will also feature 950 acres of parks and lakes, ensuring a balance between development and green spaces. A focus on seamless connectivity with zero-traffic planning and farmer participation in progress has been highlighted as part of the project’s framework.

Total land area: 7,431 acres
Number of farmers: 5,963
Government-owned land: 750 acres
Private-owned land: 6,731 acres
Lakes area: 950 acres
Land Utilisation Plan
According to official details, land use will be divided as follows:
35% for industrial and commercial activities
15% for residential areas
15% for parks, open spaces, and playgrounds
10% for civic amenities
25% for roads and other utilities
This allocation will reserve over 1,100 acres for parks and open spaces, making it one of the largest urban green zones.
Benefits for Landowners and Villages
A Rehabilitation and Resettlement Policy will be framed under the 2013 Act, offering annual annuities ranging from ₹30,000 to ₹50,000 per acre. Families without land will receive ₹24,000 annually.
Additional provisions include:
Employment opportunities through a “local first” hiring policy
Establishment of a GBDA skilling and employment centre
Sites for houseless individuals
Tax exemptions for landowners and farmers
Development of villages with facilities like upgraded schools, hospitals, roads, parks, government service centres, and community spaces
The project aims to integrate technology growth with social development, positioning Bengaluru as a hub for AI-driven innovation.
