In a transformative step toward redefining urban development, the Government of Karnataka has launched the Greater Bengaluru Innovation and Tech City (GBIT) near Bidadi — a pioneering 9,000-acre township that will be India’s first AI-integrated smart city. Conceived as a self-sustained and inclusive urban model, GBIT is designed to bring work, life, learning, and wellness together in one seamless ecosystem.

The project allocates 2,000 acres exclusively for AI and deep-tech industries, aiming to catalyse India’s leadership in emerging technologies. GBIT will also create lakhs of new jobs through a locals-first employment policy, ensuring that surrounding communities benefit directly from economic growth. In a rare development approach, farmers and landowners have been brought on board as partners in progress, reinforcing an inclusive growth model that prioritises dignity and long-term prosperity for all stakeholders.

Key Highlights of GBIT – Greater Bengaluru Innovation & Tech City

  • 2,000 acres for AI & deep-tech industries
  • 950 acres for lakes, parks, and eco-corridors
  • Lakhs of jobs with locals-first hiring policy
  • Zero-traffic mobility with wide multimodal corridors
  • Farmers and landowners as active partners in growth

GBIT has been envisioned as a liveable, breathable, and productive urban space where people can live, work, learn, heal, and recreate within a single, integrated environment. The city will house modern infrastructure, including educational institutions, healthcare centres, cultural hubs, and business districts. It will also relieve the increasing population and infrastructure pressure on Bengaluru, by acting as a balanced, strategically located satellite city.

At its core, GBIT is a city built on artificial intelligence. It will leverage AI-powered services to simplify daily life — from real-time city management to intuitive citizen services. Technologies such as digital twin platforms will enable predictive planning, while IoT-based sensors will monitor water, energy, traffic, and waste in real-time. The city will also deploy autonomous systems to manage utilities, logistics, and maintenance, ensuring minimal human intervention and maximum efficiency. A key feature is its transparent governance model, enabled by AI tools designed to deliver citizen-first services.

In addition to its technological prowess, GBIT is being developed as a nature-balanced and health-conscious urban zone. With 950 acres of lakes, parks, and green open spaces, it will offer residents a cleaner, greener way of life. Its eco-friendly designs include vertical gardens, green rooftops, and sustainable public infrastructure. This commitment to nature complements the city’s mission: to foster opportunity, dignity, and a high quality of life for all residents through smart, sustainable urban planning.

One of GBIT’s most strategic advantages is its exceptional connectivity. The city is directly linked to major highways including NH-275, NH-209, NICE Road, and STRR, ensuring seamless movement for both people and goods. Located just 6 km from Bidadi railway station, it offers fast suburban rail access, and is also well-positioned for Bengaluru Metro Phase-3 expansion. The plan includes smooth airport connectivity, making GBIT highly accessible for global investors, professionals, and businesses. The township is being developed with wide, zero-traffic roads and dedicated business corridors on both sides, ensuring future-ready infrastructure.

Backed by visionary leadership and robust planning, GBIT marks a paradigm shift in how Indian cities of the future will be built — intelligent, inclusive, interconnected, and sustainable. It brings together advanced technology, green living, job creation, rural inclusion, and global connectivity, all in one city. This is not just a new development — it is a new direction for India’s urban future.
