In a major development in Delhi’s luxury real estate market, Maharaja Manujendra Shah of Tehri Garhwal is set to sell his 3.2-acre property in the prestigious Lutyens’ Bungalow Zone (LBZ) for an estimated ₹1,000 crore.
The property is located at 5 Bhagwan Das Road, one of the most prime addresses in central Delhi. The Lutyens’ Bungalow Zone is known for its limited supply of large plots, strict building regulations and premium valuations. Freehold properties of this scale rarely come up for sale in this area.
Market sources say the potential buyer is a well-known Delhi-based entrepreneur from the food and beverage sector. Reports also suggest that the buyer is exploring other high-value property acquisitions in Lutyens’ Delhi, highlighting continued demand for ultra-luxury residential assets in the capital.
As part of the standard transaction process, a public notice has been issued by the law firm representing the buyer. The notice invites claims or objections, if any, regarding the property. This step is part of legal due diligence and title verification before finalising the deal.
Real estate experts describe the transaction as a trophy property deal due to its size, location and exclusivity. The Lutyens’ Bungalow Zone remains one of India’s most expensive and tightly regulated residential markets. Its proximity to key government offices and diplomatic areas adds to its long-term value.
If completed at the reported price, the ₹1,000 crore deal will be among the largest residential property transactions in Delhi in recent years. The proposed sale reflects steady investor interest in prime Delhi real estate, especially landmark properties with legacy ownership.
