One of India’s top developers of luxury real estate, Prestige Group, has revealed plans to open expansive resort-style residential communities with a golf theme in Goa, Lonavala, and Hyderabad. The projects seek to duplicate the success of Prestige Golfshire, the developer’s flagship property located close to Bengaluru. These new projects will appeal to a specific demographic of high-net-worth individuals (HNIs), non-resident Indians (NRIs), and senior business executives by fusing luxurious living with top-notch recreational and hospitality facilities.
The planned projects will all be between 300 and 400 acres in size and will be positioned strategically on the outskirts of important business and tourist destinations. Complete golf courses, upscale villas, convention-center-equipped luxury hotels, and upscale lifestyle amenities are all planned for these developments. Prestige Golfshire, which is located at the foot of Nandi Hills and features a PGA-standard 18-hole golf course, custom luxury villas, a private club, and a JW Marriott hotel, served as a major inspiration for the design of these projects.
The nearly 400-acre Lonavala development will be carried out in collaboration with Valour Estate (formerly DB Realty). The project may incorporate residential apartments, commercial space, and an educational centre in addition to the golf and hospitality components, creating a comprehensive mixed-use destination. Planning is in progress in Goa, and land acquisition is already finished. The group is currently finalising land on the outskirts of Hyderabad.
These resort-style developments are aimed at wealthy purchasers who see luxury real estate as a long-term investment as well as a status symbol. The need for roomy second homes in picturesque, easily accessible locations has increased as a result of the pandemic. Prestige aims to establish a premium category of destination living by fusing luxury, wellness, and leisure into a single integrated township.
Launched over ten years ago, the Prestige Golfshire project in Bengaluru has established itself as a standard for developments in luxury lifestyles. Golfshire’s four-bedroom villas, which start at ₹14.5 crore, have drawn a specialised clientele that includes business executives and NRIs. By reiterating its distinctive fusion of real estate, leisure, and hospitality, the company hopes to replicate this success in other regions of the nation.
Because of the bundled experience and exclusivity they provide, market analysts estimate that resort-style developments like these can fetch a 30–50% price premium over typical villa projects. Furthermore, these developments are financially sustainable over time because they produce extra recurring income through member-only clubs, convention centres, and branded hotel operations.
Prestige Group’s decision to expand its luxury golf resort brand to Goa, Lonavala, and Hyderabad is a testament to its ability to provide high-end, immersive real estate and its profound understanding of affluent consumer trends. With plans underway for Hyderabad and land already reserved in Goa and Lonavala, Prestige is expected to solidify its position in India’s ultra-luxury real estate market in the upcoming years.
These projects seek to improve the quality of destination-based real estate in India in addition to satisfying the affluent population’s discriminating lifestyle. The combination of luxurious architecture, first-rate community facilities, and natural surroundings promises to revolutionise luxury living in India’s most popular vacation and business locations.
