BENGALURU: The hospitality landscape at Kempegowda International Airport (KIA) is set for a significant upgrade. The Bangalore Airport Hotel Limited (BAHL), a subsidiary of the airport operator BIAL, has officially initiated plans to establish a new ultra-luxury hotel within the airport premises.
In a move that signals growing confidence in North Bengaluru’s “Aerotropolis” concept, BAHL has issued a Request for Proposal (RFP) to conduct a comprehensive technical and financial feasibility study for the proposed project.
The “Ultra-Luxury” Vision
The RFP specifically seeks consultancy for a “luxury/ultra-luxury hotel project,” marking a shift towards high-end hospitality to cater to global travelers and business elites. While specific details on room count and branding will depend on the study’s outcome, the move underscores the airport’s evolution from a transit hub to a lifestyle destination.
A senior official associated with the development noted that with upcoming infrastructure like the Concert Arena and massive commercial developments like the Sattva–Vaishnavi Group’s upcoming tech park, the airport ecosystem requires a diverse range of hospitality options, similar to New Delhi’s Aero City.
Expanding Inventory: From 370 to 5,000+ Keys
The proposed ultra-luxury property will join an already robust hospitality inventory at Bengaluru Airport City. The current pipeline includes:
-
Operational: The Taj Bangalore (5-Star), located just 250 meters from Terminal 1, currently operates with 370 rooms and has consistently recorded high occupancy.
-
Under Construction: A massive 775-room Combo Hotel managing two distinct brands—Vivanta (450 rooms, 4-Star) and Ginger (325 rooms, 3-Star). This project is in advanced stages and is expected to be operational later this year.
Once the Combo Hotel opens, the total inventory on the airport premises will stand at approximately 1,145 rooms.
According to the Bangalore Airport City Limited (BACL), internal demand studies indicate a potential capacity for up to 5,200 keys (accommodation units) to fully service the projected growth of the Airport City, which includes office parks, retail districts, and entertainment zones.
Why This Matters for Bengaluru Real Estate
The development of ultra-luxury hospitality infrastructure is a key indicator of commercial maturity in North Bengaluru real estate. As the airport transforms into a self-sustaining city, it drives property values in surrounding catchments like Devanahalli and Yelahanka.
The addition of an ultra-luxury asset suggests that the airport operator anticipates a rise in high-net-worth individual (HNWI) traffic and premium corporate events, further solidifying the region’s status as Bengaluru’s next growth corridor. Additionally, improved connectivity, such as the upcoming Sadahalli Underpass, will further ease access to these luxury assets and make the airport city even more accessible.
