SattvaVaishnavi Group has announced plans to develop a large-scale technology park on Airport Road in North Bengaluru, strengthening the region’s position as a major commercial and employment corridor. The proposed development is located opposite Collins Aerospace, a prominent landmark along the Airport Road stretch.

The upcoming tech park will comprise three commercial blocks, each configured with 4 basement levels, a ground floor, and 12 upper floors (4B+GF+12F). Once completed, the project will offer a total built-up area (BUA) of approximately 3.8 million square feet, making it one of the significant commercial developments planned in North Bengaluru.

According to the project details, adequate space has been reserved to accommodate the future Peripheral Ring Road (PRR) interchange, ensuring long-term connectivity and seamless access once the infrastructure project becomes operational. This forward-looking planning aligns the development with Bengaluru’s broader urban mobility and infrastructure roadmap.

The architectural design of the tech park is being handled by Morphogenesis, a globally recognised architecture and urban design firm known for sustainable and context-driven commercial developments. The design is expected to integrate modern office planning concepts, efficient floor plates, and landscaped common areas suitable for large corporate occupiers and technology-driven enterprises.

Airport Road and the surrounding North Bengaluru region have seen sustained interest from global technology firms, aerospace companies, and large enterprises due to proximity to Kempegowda International Airport, emerging metro connectivity, and established commercial clusters. The addition of a large-format tech park is likely to complement the area’s existing office ecosystem and support future demand for Grade-A commercial space.

Once operational, the project is expected to contribute significantly to Bengaluru’s commercial real estate supply, supporting employment generation and reinforcing North Bengaluru’s role as a strategic business destination. Further details on project timelines, leasing plans, and construction schedules are expected to be announced in due course.
