No metro. Kozhikode has no metro, and none is planned or approved.
Rent is low, at about 2.5 to 3.5% a year, and demand is seasonal.
Most homes here are independent houses. Branded flats are few, so resale has little track record.
IT offices such as UL Cyberpark are about 8 km away.
Some low-lying pockets can flood during the monsoon.
Beachfront building rules apply, so check the project's coastal zone approvals.
Our verdict on West Hill
West Hill is Kozhikode's best address for a sea-facing home. Prestige Ocean Pearl has brought big-brand high-rise living to the city, and the new bypass and the local railway station make getting around easier.
There is no metro, rent is low and most of the market is still independent houses. It suits Kerala NRI and Gulf-returnee families, people who want a beachside lifestyle, and local buyers planning to live in their home.
