Why people buy here

  • Already built, not just promised. The train, metro, highway, airport and parks all exist today.
  • Kharghar station is on the Harbour Line, and the Belapur to Pendhar metro runs through the sectors.
  • Navi Mumbai International Airport at Ulwe is about 5 km away.
  • Central Park covers about 290 acres, and there is an 18-hole public golf course.
  • Tata Memorial's ACTREC campus, NIFT and good schools are inside the area.
  • Wide roads and a planned sector grid make daily life easier.

Know before you buy

  • Most jobs are elsewhere. Many residents commute to Belapur, Vashi, Airoli or Mumbai.
  • South Mumbai and BKC are a long trip each way.
  • Lots of homes are for resale, so prices rise slowly in the short term.
  • Rents are ordinary for the price of homes here.
  • A planned office district, called BKC 2.0, is only a proposal so far.
  • Many new projects will only be ready in the 2030s.

Our verdict on Kharghar

Kharghar is one of the few outer Mumbai areas where the train, metro, highway, airport and parks are already in place. That removes the biggest risk with most new suburbs, and it is why Kharghar costs more than its neighbours.

The weak spots are jobs and supply. Most residents still commute out, and plenty of resale homes keep price growth slow. Buy here to live, or to hold for many years. Choose a sector close to a metro station and the hills.

Suits you if

  • You want a planned neighbourhood with wide roads and parks
  • You want both a train station and a metro nearby
  • You fly often and want the new airport about 5 km away
  • You want good schools, colleges and the ACTREC hospital close by
  • You love hills, open green space and golf
  • You plan to hold for 10 years or more

Look elsewhere if

  • You commute daily to South Mumbai or BKC
  • You want quick price gains
  • You want high rental returns
  • You expect the planned office district to arrive soon
  • You want a plot or independent house
  • You need to move in quickly

How prices are moving

Kharghar prices jumped when the new airport moved into construction, and again when it opened. The metro and the planned office district added to that rise.

New launches cost clearly more than older homes. Older sector flats resell for about ₹11,000 to ₹16,000 per Sq.Ft.

Because so many resale homes are available, new launch prices cannot run too far ahead. Sectors near the hills and golf course cost the most. Sectors near Taloja cost less.
