Godrej Enterprise Group is preparing a masterplan to develop its 1,000-acre land parcel in Vikhroli, Mumbai, aiming for systematic, mixed-use development. Although the site already hosts manufacturing activities by Godrej & Boyce, as well as leased space for IT companies, the plan outlines a broader transformation over time.
The group clarified that following recent internal family settlement, nearly all of the land is owned by Godrej Enterprises Group, with only 34 acres held by another branch. The development strategy will balance ongoing manufacturing, IT leases, and ecological preservation, particularly with mangroves existing on the eastern side of the land.
Though questions have been raised about data center development, Godrej has stated there is no surplus land currently available for such uses. The focus remains on creating mixed-use urban zones with residential, commercial, business, and green infrastructure components.
