Hyderabad’s real estate market has witnessed a major milestone as the Hyderabad Metropolitan Development Authority (HMDA) successfully generated ₹3,862.8 crore through its latest land auctions held in the Neopolis Layout and Golden Mile Layout at Kokapet. The auctions, conducted across multiple rounds, received strong participation from developers and investors, further reinforcing the city’s position as one of India’s fastest-growing real estate destinations.

In the final round of auctions, a 1.98-acre plot in the Golden Mile Layout achieved a winning bid of ₹77.75 crore per acre, which surpassed the base price of ₹70 crore per acre. Meanwhile, the Neopolis Layout continued to attract the highest demand, with several plots selling at record-breaking prices. A 4.03-acre land parcel fetched ₹151.25 crore per acre, while another 5.03-acre plot was sold for ₹147.75 crore per acre. Earlier phases of the auction had already seen multiple plots crossing the ₹136 crore per acre mark.

Across all phases, the average price of Neopolis land is estimated at around ₹137.36 crore per acre, marking an increase of nearly 87% compared to HMDA’s previous major auction held in 2023. This sharp rise in land prices reflects the strong market sentiment around Kokapet, driven by rapid infrastructure development, connectivity improvements, and the growing commercial significance of the western Hyderabad corridor.

HMDA officials stated that the response to the auctions highlights the sustained demand for premium, development-ready land parcels in well-planned urban growth zones. The revenue generated will support various developmental initiatives, including urban infrastructure upgrades and civic improvement projects.

This auction cycle has reinforced Kokapet’s status as a key investment hub, with developers viewing the area as a prime location for future residential, commercial, and mixed-use developments. As Hyderabad continues to expand, such auction outcomes underline the city’s consistent real estate growth and its strong appeal to long-term investors.
