Overview

Who is Provident Housing?

In one lineProvident Housing is the fully owned mid-market arm of listed developer Puravankara. It builds large apartment communities, mainly in Bengaluru, with a presence in nine cities.

Who they are. Provident Housing Limited was set up in 2008 as a 100% subsidiary of Puravankara Limited, a Bengaluru developer listed on the NSE and BSE. Provident is the group's brand for value and mid-market homes, while the Purva brand covers premium homes.

How big they are. The company says it has delivered more than 14,000 homes and about 12.8 million Sq.Ft. of completed space, with around 7.2 million Sq.Ft. under construction. It is present in nine cities: Bengaluru, Chennai, Hyderabad, Kochi, Mangalore, Coimbatore, Goa, Mumbai and Pune.

What they build. Mostly large gated apartment communities with 1, 2 and 3 BHK homes, aimed at first-time buyers and young families. Projects such as the Equinox series in Bengaluru follow this model: many towers, a shared clubhouse and prices below the group's premium Purva projects.

How they are doing now. Provident does not report its sales separately, but its parent does. Puravankara reported sales bookings of ₹7,407 Cr for FY26, up 55% (PTI, 13 Apr 2026), and ₹2,136 Cr for July to September 2026, up 62% on the same quarter a year earlier (Business Today, 13 Oct 2026).

Why buyers choose Provident Housing

  • Listed parent. Puravankara publishes sales and results every quarter, so you can follow how the group is doing.
  • Long record. The group has been building in Bengaluru for decades, and Provident alone says it has handed over more than 14,000 homes.
  • Priced for first homes. Provident projects are planned for mid-market budgets, below the group's premium Purva brand.
  • Large communities. Big projects usually mean a full clubhouse, sports areas and a ready resident community.
  • Growing sales. Group bookings rose 55% in FY26 and 62% in the July to September 2026 quarter.

Know before you buy

  • Group numbers, not Provident's. Sales figures are for Puravankara as a whole. Provident's own share is not reported separately.
  • Big projects, many neighbours. Large communities can feel crowded, and amenities are shared by many families.
  • Value specifications. To hit lower prices, fittings and finishes are simpler than in premium projects. Check the specification sheet line by line.
  • Outer locations. Value projects are often on the edges of the city, where roads, water and transport may still be catching up.
  • Long waits. Large under-construction projects take several years. Check the RERA completion date, not the sales date.

Our review

Should you buy from Provident Housing?

Our verdict on Provident Housing

Our verdict. Provident is a sensible choice for a first home if you want a known name with a listed parent at a mid-market price. The group's long record and quarterly reporting give more comfort than most builders in this price band.

The trade-off is that these are large, value-focused projects, often on the city's edges, so you give up some finish quality and space for price.

Good for you if

  • You are buying your first home and want a listed group behind it.
  • You want a big gated community with a clubhouse at a mid-market price.
  • You are happy to wait a few years for an under-construction home.

Think twice if

  • Buyers who want premium finishes and low-density living.
  • Buyers who need a home in the city centre.
  • Buyers who need to move in right away.
